THE UNIT

12ft welfare unit

The 12ft is the unit most small crews actually need. Open plan canteen seating six, a separate flushing WC with hot water hand wash, and a drying room for wet gear, all in a box light enough to tow behind a decent 4x4. It is the cheapest way to put fully compliant welfare on a site that has no mains, no water and no drainage.

Delivered, installed, serviced

Delivery and siting

Towed in and lowered onto its own hydraulic axles, levelled, tested and handed over working. No crane, no HIAB, no lift plan. You need firm level standing and access for the vehicle.

Power and water

Ecosmart-managed diesel generator that runs only on demand, onboard water and sealed waste. No mains hook-up needed, so it works from day one on a bare site.

Servicing through the hire

Waste removal and servicing run to an agreed frequency, logged against the unit. Keep access clear and you never have to think about it.

Compliance

Meets the welfare requirements of CDM 2015 Schedule 2: toilet, hot water hand washing, canteen, drying and rest. Risk assessment information issued at handover.

How many people does a 12ft welfare unit hold?
Six, seated in the open plan canteen. If your peak headcount is more than six, step up to the 16ft rather than squeezing people in: an inspector counts seats, not good intentions.
Can I tow it myself?
Yes. It sits under 3,500kg, so a standard category B licence covers it for most drivers, subject to your own licence and your towing vehicle’s plated limits. Pre-tow checks are in the handover pack. We can also deliver and site it for you.
Does it need mains power or water?
No. It carries its own water, holds its own waste and makes its own power with an Ecosmart-managed diesel generator. It works in a field gateway on day one.
What does the drying room actually do?
It gives wet coats and boots somewhere to dry overnight, which CDM 2015 Schedule 2 expects where clothing gets wet. On winter groundworks it is the part of the unit crews notice most.
